What to Look for in a Commercial Construction Company in Phuket
How Do You Choose the Right Contractor for a Commercial Project?
Choosing a commercial construction company in Phuket comes down to four things: proof they have delivered your building type before, a detailed cost breakdown you can actually read, clear accountability during the build, and support that continues after handover.
A commercial project is not a bigger version of a house. A resort has to open on a date that is already being sold. A clinic has to pass a health and safety inspection before it can treat a patient. A restaurant sits empty and earns nothing for every week the fit-out overruns. The cost of a delay is not inconvenience, it is lost revenue, and that changes what you should be looking for in a builder. Here is what actually matters when you are assessing contractors in Phuket.
Look for Experience in Your Specific Building Type
General construction experience is not the same as commercial experience, and commercial experience is not interchangeable across sectors.
A resort needs guest circulation, back-of-house service routes, plant rooms, pool engineering and fire compliance that all have to work together. A clinic needs medical-grade drainage, specific ventilation and finishes that hold up to constant cleaning. A gym needs floor loading and acoustic separation that a standard structural design will not cover. A retail fit-out lives or dies on lighting, flow and how fast it can be delivered.
Ask a contractor directly what they have built in your category, then ask to visit one. A builder who has solved these problems before will explain the technical constraints without being prompted. A builder who has not will talk in general terms about quality and experience.
Insist on a Detailed Bill of Quantities
The Bill of Quantities, or BOQ, is the single most useful document in commercial construction, and it is where most cost disputes are either prevented or created.
A proper BOQ lists every material by brand and grade, every quantity, and every line item with its price. It lets you compare two quotes honestly. Without one, a quote that looks 20% cheaper is usually just 20% less specified, and the difference appears later as variation orders once you are already committed and cannot easily change builder.
For commercial work, the BOQ should also make clear:
- What is excluded, which is often where the surprises hide
- How variations are priced and approved
- Whether the price is fixed or subject to adjustment
- What is covered by warranty and for how long
If a contractor is reluctant to provide this level of detail before signing, that reluctance is your answer.
Check How the Project Will Actually Be Managed
On a commercial site you are coordinating structural, mechanical, electrical, plumbing, fire and fit-out trades, often in parallel and often against a fixed opening date. The quality of that coordination decides whether you open on time.
Questions worth asking before you sign:
- Who is on site daily, and who do I call when something needs a decision?
- What language will we be working in?
- How often will I receive progress reporting, and in what form?
- How are milestones defined, and are payments tied to completed work or to dates?
Photo and video reporting matters more than most owners expect, particularly for investors who are not in Phuket during construction. Weekly documented progress means you know where the project stands without having to fly in to find out.
Confirm Compliance Before Construction, Not During
Commercial buildings in Thailand carry obligations that residential projects do not. Depending on the building type and size, that can include construction permits, fire safety certification, accessibility requirements, environmental assessment for certain coastal and hillside sites, and separate licensing before you can legally open and trade.
Phuket adds its own layer. Hillside plots bring slope, retaining and drainage engineering into the permit conversation. Coastal sites can trigger setback rules and environmental review. A contractor who has worked through these locally will raise them at the design stage. A contractor who has not will discover them mid-build, and by then they are expensive.
Ask who is responsible for permits and approvals, and get the answer in the contract rather than the conversation.
Ask What Happens After Handover
Commercial buildings work harder than homes. Higher footfall, longer operating hours, heavier mechanical loads. Things need attention, and the first two years tell you what kind of builder you actually hired.
Before you sign, establish what the warranty covers, how long it runs, what the response time is for an issue that stops you trading, and whether the same team that built the project will be the one servicing it.
A builder who expects to be there in year three specifies differently in year one. That is worth more than any promise made during the tender.
Building Commercial in Phuket
Phuket's commercial market runs on resorts, hospitality, wellness, retail and clinics, most of it built for foreign owners and operators. That combination puts unusual weight on two things: getting the schedule right, because opening dates are commercial commitments, and being able to talk to the person managing your project without anything getting lost in translation.
Phuket House Builder delivers commercial projects across resorts, hospitality, clinics, gyms, retail and offices, with western project management and communication in English, Thai or German from first concept through to handover and after-care.
